625 Monmouth Street Exterior Painting 2009
This was a 4 color project painted on a three-story Historic building located on the main street in Newport Kentucky. The structure is very interesting and a somewhat atypical Italianate building. The lower section has beautiful Vermont granite panels with a nice metal insert detail. The paint pallet I chose is related to the colors in the veins of the stone. The white bricks are Glazed and not meant to be painted, but there was mortar missing and needed some tuck pointing. The upper cornices and eves have very detailed and varied interesting designs. The building is topped with a wonderful tile roof. There were some serious condition issues, the high parts were last painted over 40 years ago. The lower red parts were last painted in the 1980's. There was quite a bit of prep work to do before painting.
The client gave me quite a bit of creative freedom to choose the color palette and paint design for the project. Top Quality "Duration" paint was used for many areas and DTM alkyd was used on the ferrous metal areas to prevent rust.
This also happens to be the front entrance to my Christmas Tree lot I rent every year.
I really would have liked to do more color details on the eves but there was not room in the Client's budge for those costly details.
However we picked up several paint details at street level for eye appeal.
Downtown Cincinnati in the Background. That's me two stories up hiding behind
the mask, hat and glasses to help keep the nasty paint scraping out my face.
That textured surface was a challenge scraping and covering in one coat.
However I recommend budgeting for two coats whenever possible.
Almost done. I usually do the high and hard stuff first and leave the
lower easier, safer work for the end of the job. All that is left to
do is paint the metal around the glass with black oil base paint and "antique" a
fancy trim element.
